A simple backyard structure can quickly become one of the biggest investments a homeowner makes. When I began comparing estimates, I noticed that the lowest advertised prices often excluded essential expenses such as architectural plans, permits, foundations, utility trenching, delivery, and interior finishes.
So, how much does an ADU cost to build when the project is fully completed and ready to use? Across the United States, homeowners may spend between $100,000 and $400,000, while custom detached units in expensive markets can climb beyond $500,000. The actual total depends on the building type, square footage, local construction rates, property access, utility distance, and design choices.
What Is the Average ADU Cost by Size?
Square footage provides a useful starting point, but small units often cost more per square foot because they still need plans, permits, a kitchen, bathroom, HVAC, and utility connections.
| ADU size | Practical US planning range |
| 400 square feet | $60,000–$120,000 |
| 600 square feet | $90,000–$180,000 |
| 750 square feet | $112,500–$225,000 |
| 1,000 square feet | $150,000–$300,000 |
| 1,200 square feet | $180,000–$360,000+ |
These are early estimates. Premium finishes, structural problems, and strict local requirements can increase the total.
Which Type of ADU Is Cheapest to Build?
The construction method usually creates the largest difference in accessory dwelling unit construction cost.
Garage or Interior Conversion ADU Cost
A garage, basement, or interior conversion may cost roughly $100,000 to $250,000 as a legal residence. Reusing a roof, walls, slab, or nearby systems can save money, but the project may still need insulation, egress, moisture control, plumbing, electrical work, HVAC, fire separation, and a complete kitchen and bathroom.
For a property with unfinished lower-level space, a basement finishing cost estimate can help determine whether converting the basement into a legal ADU is more affordable than constructing a new detached unit.
Prefab or Modular Detached ADU Cost
A prefab ADU may cost $120,000 to $250,000 or more after installation. Factory construction creates a predictable base price, but local site preparation, utility trenching, foundations, delivery, and crane service can add another $30,000 to $60,000. Advertised prefab prices often exclude several of these property-specific expenses.
Custom Stick-Built Detached ADU Cost
A custom detached ADU generally costs $250,000 to $500,000 or more. It offers privacy and design flexibility, but builders must construct the foundation, frame, roof, exterior, utilities, kitchen, bathroom, and interior from scratch.
Attached and Above-Garage ADU Costs
An attached unit can share a wall and nearby utilities. An above-garage ADU saves yard space but may require costly reinforcement, stairs, and fire-rated construction.
What Does a Complete ADU Budget Include?
I recommend comparing itemized, all-in proposals instead of relying only on cost per square foot.
| Project phase | Estimated cost | Typical inclusions |
| Soft costs and design | $10,000–$30,000 | Plans, engineering, energy documents, and surveys |
| Permits and impact fees | $5,000–$20,000 | Plan review, zoning, permits, and local fees |
| Site prep and foundation | $15,000–$35,000 | Clearing, grading, excavation, drainage, and concrete |
| Utility connections | $5,000–$15,000+ | Water, sewer, power, gas, panels, and trenching |
| Framing and exterior | $50,000–$120,000 | Lumber, roofing, siding, insulation, windows, and doors |
| Interior and finishes | $40,000–$90,000 | Drywall, flooring, HVAC, cabinetry, fixtures, and appliances |
California exempts ADUs under 750 square feet from certain impact fees, but that is not a nationwide rule. Permit, zoning, and utility requirements vary by location. Homeowners should verify current rules with their city or county planning department before approving a design.
What Factors Can Push an ADU Over Budget?
Construction in California, Seattle, New York, Boston, and other high-demand markets may approach $500 to $600 per square foot. Central and Southern markets may fall closer to $200 to $350 per square foot, although labor shortages and flood, wind, wildfire, or energy codes can raise costs anywhere.
Utility distance can change the budget quickly. If a detached unit sits far from the home’s connection points, crews may need long trenches and upgraded equipment. A sewer trench extending more than 100 feet can add approximately $9,000 to $16,000, especially when workers must cut concrete, work at greater depths, or restore driveways and landscaping.
Sloped land, unstable soil, retaining walls, trees, or a narrow side yard can raise excavation and labor expenses. I recommend investigating access before completing the design. Local costs also depend on contractor availability, permit fees, material prices, and the condition of the existing property.
How Can I Lower My ADU Construction Cost?
I would use a rectangular footprint, simple roofline, compact plumbing layout, standard windows, and midrange finishes. Keeping the kitchen and bathroom close together reduces plumbing runs, while preapproved plans may lower design expenses where available.
A prefab design controls costs only when the proposal includes delivery, foundation, installation, and utilities. Compare at least three itemized bids from experienced ADU contractors and reserve 10% to 20% for soil problems, utility upgrades, permit corrections, material changes, and hidden damage.
I would also ask each builder to separate fixed costs from allowances. A low allowance for flooring, cabinets, appliances, or plumbing fixtures can make an inexpensive proposal look better than it really is.
Is Building an ADU Worth the Investment?
An ADU (Accessory Dwelling Unit) can provide rental income, multigenerational housing, or flexible space. I would compare those benefits with financing, insurance, maintenance, utilities, taxes, and local rental rules rather than assume a guaranteed return.
The most valuable design is not necessarily the largest. A well-planned unit that meets local housing demand and serves several possible uses may deliver more practical value than an oversized, highly customized structure.
Frequently Asked Questions
1. How much does an ADU cost to build for 600 square feet?
A 600-square-foot ADU commonly needs a budget of about $90,000 to $180,000, although a turnkey detached unit in a high-cost location may exceed that range.
2. Is a prefab ADU always cheaper than a custom ADU?
Not always. Site preparation, delivery, crane service, foundations, permits, utility connections, and finishing work can reduce the apparent savings.
3. What Is the Least Expensive ADU Option?
A code-compliant garage, basement, or interior conversion is usually cheapest when the structure is sound and utilities are nearby.
4. What Hidden ADU Costs Should I Expect?
Common surprises include surveys, soil testing, grading, drainage, panel upgrades, sewer work, permit revisions, crane access, landscaping, and structural repairs.
Planning a More Accurate ADU Budget
I have found that the best budget starts with the total installed project rather than a promotional shell price.
Before releasing the final contractor payment, I would also use a final walkthrough checklist for home renovation to test utilities, inspect finishes, document defects, and confirm that every part of the ADU is complete.
A conversion may stay near the lower end, while a custom detached unit with difficult access and premium finishes can pass $500,000. Define the scope, inspect the property, verify local rules, and compare detailed contractor proposals before building.
